TOKYU E-LIFE DESIGN begins consulting services for senior housing business in Malaysia

TOKYU E-LIFE DESIGN Inc. (headquartered in Shibuya-ku, Tokyo; Eisuke Ayuzawa, President; hereinafter "Tokyu E-life Design"), a group company of the Tokyu Fudosan Holdings Group engaged in the senior housing business, has entered into an agreement with Radium Development Berhad, a Malaysian real estate developer (headquartered in Kuala Lumpur; Group Managing Director: Datuk Gary Gan Kah Siong; hereinafter "RADIUM"), to support the launch of a new senior housing business in Malaysia.
The Agreement is based on the memorandum of understanding (MOU) signed with RADIUM in March 2026, under which Tokyu E-life Design will provide RADIUM with its expertise in the senior housing business.

Background to the Agreement
Malaysia is expected to experience rapid population aging due to factors such as longer average life expectancy and a declining birth rate. The country entered the stage of an aging society in 2021, when the proportion of its population aged 65 and over exceeded 7%, and this figure is expected to reach 14% by 2048. As a result, demand for housing and daily living support for older adults is expected to grow further. (Source: Ministry of Finance, Malaysia, “Malaysia Diunjur Menjadi Negara Tua Menjelang 2048,” 2025).
Against this backdrop, RADIUM expressed its interest in leveraging TOKYU E-LIFE DESIGN’s expertise in the development and operation of senior housing in Japan, in view of the potential of the senior housing market in Malaysia.
The Agreement was concluded in recognition of TOKYU E-LIFE DESIGN’s strengths in operating senior residences and its long-standing track record in developing and operating the “GRANCREER” series of senior residences.
Main Scope of the Agreement and Future Outlook
Under the Agreement, TOKYU E-LIFE DESIGN will provide RADIUM with its knowledge and expertise in the senior housing business through training, advisory services and other related support. Through these services, the Company will contribute to the development of RADIUM’s senior housing business in Malaysia.
Going forward, TOKYU E-LIFE DESIGN will continue to leverage the knowledge and expertise it has cultivated in Japan’s senior housing business to help address issues related to housing and lifestyles for older adults overseas.
