TOKYU E-LIFE DESIGN, Inc. (headquartered in Shibuya-ku, Tokyo; Shingo Oshiba, President; hereinafter "Tokyu E-life Design"), a group company of TOKYU LAND CORPORATION (headquartered in Shibuya-ku, Tokyo; Hiroaki Hoshino, President; hereinafter "Tokyu Land") that is engaged in the senior housing business, has entered into an service agreement with CTBC Lohas Co., Ltd. (headquartered in Taipei; Chairman: Chen Kuo En; hereinafter "Lohas"), a affiliate of Taiwan's leading financial group CTBC Financial Holding, to provide consulting services for the launch of a new senior housing business by Lohas in Taiwan (hereinafter "the Agreement").
This agreement is based on the basic agreement signed in May 2025 with Taiwan Life Insurance Co., Ltd.(headquartered in Taipei, Taiwan, Chairman: Hsu Shu Po, hereinafter "Taiwan Life"), the parent company of Lohas, and we will provide basic know-how for the senior housing business to Lohas, which has been established in August 2025.

■Background to the Agreement
Taiwan became an aging society in 2020 and is expected to transition into a super-aging society* by 2025(Source: National Development Council of Taiwan, "Latest 2022–2070 Population Estimates Report," 2022). While it took Japan about 10 years to move from an aging society to a super-aging society, Taiwan is expected to make this transition in just about 5 years, highlighting the rapid pace of aging in the country.
In Taiwan, the supply of housing for seniors is limited and is not sufficient to meet the rapidly growing demand. With this market expected to expand in the future, Taiwan Life is considering entering the senior housing business, and has expressed a desire to utilize advanced Japanese knowledge for development in Taiwan.
Against this backdrop, our strengths in the operation of senior housing and our track record of more than 20 years of operation were highly evaluated, leading to the conclusion of this agreement.
*:National Development Council of Taiwan defines a "super-aging society" as one in which the elderly population(aged 65 and over) accounts for more than 20% of the total population.
■Main Tasks of the Agreement and Future Prospects
Under the terms of the agreement, we will provide our basic expertise in the senior housing business to Lohas through classroom training and site visits. In addition, as part of the market research, we plan to offer a limited number of client groups from CTBC Financial Holding the opportunity to experience a short-term stay at one of the senior residences in Tokyu E-Life Design's "Grancreer" series in Japan. This is the first step in a series of consulting services provided by LOHAS for the launch of a new senior housing business in Taiwan.

The "Grancreer" series of senior residences by Tokyu E-Life Design represents a life stage for seniors, built around the business statement "Be yourself, forever." The series includes residences for healthy seniors to enjoy a fulfilling life, care residences for those requiring assistance, and combined facilities that offer both types of housing on the same site. We propose a new residential concept that enables a safe, secure, and high-quality lifestyle for individuals entering the prime of their lives. A total of 24 residences are located in Tokyo and Kanagawa, including "Grancreer Tsunashima," directly connected to the station and opened in 2023, and "Grancreer HARUMI FLAG" in the Harumi bay area, opened in 2024.
