Notice of Launch of New Service "Construction Contractor Selection Support Service

General Incorporated Association Condominium Proper Management Support Center (Osaka, Japan; Representative: Toshiyuki Ono; hereinafter "MTS") has begun offering a "construction contractor selection support service" for condominium management associations.

MTS has been offering the "Proposal + Total Evaluation Bidding Method," which provides total support for large-scale repair and maintenance work that is satisfactory in terms of cost and quality, by selecting technical proposals from construction companies and supporting construction management.

In response to many consultations from management associations that are already proceeding with large-scale repair and maintenance work using the design and supervision method but are concerned about whether they will be able to obtain satisfactory results in selecting a contractor, we have decided to offer a service that specializes in the "selection of a contractor.

In response to this, we have decided to offer a specialized service for "construction contractor selection." We will continue to offer the "Proposal + General Evaluation Bidding Method," and will introduce the latest case studies at a seminar in collaboration with "Honest Real Estate" scheduled for February 1, 2025 (Saturday). Takeshi Natsuhara, the original author of the "Honest Real Estate" comic strip, will speak at the seminar.

The Japanese condominium market faces many challenges, including aging residents, deteriorating buildings, depleting repair reserves, and a shortage of human resources. In particular, management associations are faced with frequent troubles due to expensive contracts and asymmetric information, and there is an urgent need to ensure transparency in management operations.

About the Proposal + Comprehensive Evaluation Bidding Method

The "Proposal + General Evaluation Bidding Method" is a method of selecting the most suitable contractor based on a comprehensive evaluation of the proposal and technical capabilities of the contractor, rather than on price alone. This method has the following advantages
