MCUD Sapporo, a 5,200 tsubo logistics facility, completed in Sapporo Mitsubishi Corporation Urban Development and INVESCO's First Joint Project

Mitsubishi Corporation Urban Development Corporation (located in Chiyoda-ku, Tokyo; Masahito Tamura, President & CEO; hereinafter "Mitsubishi Corporation Urban Development") and INVESCO Global Real Estate Asia Pacific, Inc. (Location: Minato-ku, Tokyo; Representative in Japan: Yasuyuki Tsuji; hereinafter "Invesco") announced today that the construction of "MCUD Sapporo", which was jointly developed in Yonesato, Shiroishi-ku, Sapporo, was completed on October 31, 2023.

Location Characteristics

MCUD Sapporo is located within the Yonesato-Kita Industrial Park, approximately 7 km from the center of Sapporo City, and is expected to function as a distribution center for the Sapporo metropolitan area, which has a population of 2.3 million, and as a storage base supporting wide-area logistics in Hokkaido, taking advantage of its proximity to the Sapporo Interchange on the Hokkaido Expressway and the Gangoro Interchange on the Sapporo-Todotaru Expressway. The location is expected to function as a storage base supporting wide-area logistics in Hokkaido.

Facility Functions

The facility is a 3-story box-type logistics facility with a total floor space of approximately 5,200 tsubo, equipped with a truck berth on the first floor that can accommodate 14 trucks simultaneously. The tenant compartment can be divided into two sections, and can be leased from a minimum of 2,600 tsubo.

The warehouse section has a floor loading capacity of 1.5 t/m2 and an effective height of at least 5.5 m. All lighting is LED. In addition, two each of EVs for cargo and vertical conveyors are installed, and four dog levelers are installed.

The entire building is designed for cold-weather use in preparation for freezing temperatures, etc. An indoor truck berth of approximately 25 meters is provided inside the shutters, allowing for indoor unloading operations without worrying about snowfall.

MCUD and INVESCO will continue to develop this facility in the hope that it will contribute to the development of the distribution network and the revitalization of the real estate market in Hokkaido.
